How many types of POA exist?
There are two. A general POA, which is given for all srts of business transactions, and a special POA which is for one or two specifically determined transactions. Both can be given via public deed, however, the general POA must always be conferred to the latter.
Who is the person who receives all of the responsibility of the actions that take place with a POA?
If the representative (person who receives the POA) acts under the sphere of power, its effects lie solely over the superior (person who gives up the POA), but if the representative acts outside of their sphere of influence, actions will fall upon them. The general POA gives unlimited actions, save the exclusions or prohibitions that are pacted in the POA or those contemplated by law, for example; writing a will.

This document must be authenticated personally at the notary, with the identification documents in their original format.
If the POA refers to one or more assets, they must be indicated in the real estate license and the land register code and be uploaded or registered in the repository of powers (VUR).
